What we do in Weston.

Every job on my list, in a city where almost every street belongs to an association.

Fifteen thousand acres, one plan

Arthur Vining Davis, who owned the developer Arvida, assembled about 15,000 acres here in the 1950s.

The Indian Trace development order of 1978 allowed more than 25,000 homes, later cut to 17,000, and the first of them finished in 1984 on the streets of Windmill Ranch Estates, Mackney Road, Paddock Road, Windmill Ranch Road and Stirrup Lane, and in Country Isles. Residents voted 90 percent for incorporation in 1996 with 22,949 people in town. Today Weston has 23,227 homes: 63 percent single-family detached, 13 percent townhouses, 11 percent in buildings of 20 or more (Census ACS 2024). Households are big, 3.16 people on average, 73 percent own, and the median owner-occupied home is worth $695,600.

  • Bathrooms: the 1990s builder bath, upstairs in a two-story house. Priced from the ranges on this site.
  • Kitchens: a 3.16-person household wears out a kitchen. The 1990s layout usually has a wall between kitchen and family room that I'm asked to open, and cabinets that have done thirty years. Written quote after a visit.
  • Popcorn ceilings and drywall: about 18 percent of Weston's homes are from the 1980s and half from the 1990s. Textured ceilings from the early years, cracks and water stains from the rest.
  • Doors: outside work here goes past the HOA first, then the city. I handle both in the right order.

HOAs register every April, and they mean it

The city says most residences in Weston sit inside a private development governed by an HOA, and by city code every association registers with the City Clerk by the first workday in April. Inside a gated community the roads and common areas are private property, maintained by the association, and the city's comprehensive plan says Code Enforcement works with each HOA to make sure required landscaping on single-family lots stays in place. Weston Hills, 2,133 homes between two 18-hole courses, runs its architectural modification process through the master association, with six sub-associations under it, and it is managed by Castle Group at 954-792-6000.

  • The 2026 registration list runs about 119 associations: Savanna, The Falls, Windmill Ranch Estates, The Ridges, Emerald Estates, Isles at Weston and dozens of condominium associations in Bonaventure, building by building.
  • Sub-sections have their own names and sometimes their own rules: Cascade, Cedar, Savannah and Sierra Falls; Cypress, Falcon, Fern and Heron Ridge; Amber Bay, Diamond Cay, Ruby Cove and Sapphire Isle in Emerald Estates.
  • Bring the architectural guidelines to the first visit. I read them before I draw the fence line or pick the deck stain.

Bonaventure: condos, two courses, and Sunrise on the phone

Bonaventure is about 1,300 acres with two golf courses and a resort hotel, sold off and built separately from Arvida's Weston and annexed in April 1997.

Its homes are mostly condominiums and townhouse or villa sections with building-level associations, like Building Five of Country Club Apartments or Gardens at Bonaventure 14 West. Water service calls there go to the City of Sunrise at 954-746-3232 rather than Weston Public Works, which handles mains and meters elsewhere at 954-385-2600. For a condo kitchen or bathroom in Bonaventure I plan the water shut-off with the building, bring the insurance certificate, and keep the truck where the association says.

What Weston doesn't have

No city repair grant: I found no home-repair or senior-repair program on the city's site, so a repair in Weston is priced plainly, with no application to fill.

No 55-plus communities in any city source, either. What the city does have is the lowest property-tax rate of any Broward municipality, a government that contracts most services out, and water that comes 70 to 90 feet up from the Biscayne Aquifer through Sunrise's Sawgrass plant. A good place to own a house for thirty years, which is exactly when the kitchen comes due.

Weston questions, the rest of the house

Something else on your mind? Call or text (954) 242-5924.

Do you handle permits?

Yes, we can help with permits. Ask us about your job when we come to look.

Can you open the wall between my 1990s kitchen and family room?

Often, yes.

Is there a city program that helps with repairs in Weston?

I didn't find one on the city's site, no home-repair or senior-repair grant. So the quote is the whole price, written, with a start date, and one year on the work under the Done Right Promise.

Who handles a water shut-off in Bonaventure?

The City of Sunrise, at 954-746-3232, takes Bonaventure water service calls; Weston Public Works handles mains and meters in the rest of the city. In a Bonaventure condo I coordinate the shut-off with the building before the plumber's day.

Tell me the community and the section, and what's on the list. Kitchen, a door, a ceiling. I'll plan the gate and the association first.
