Finished bathroom with a curbless walk-in shower, soft green ceramic wall tile, a terrazzo-look floor, brass fixtures and a frameless panel (a rendering of the finished look, not a job photo)

Bathroom remodel in Weston, grown up.

Half of Weston was built in the 1990s, and almost every home answers to an HOA. I remodel those bathrooms at a written fixed price, about 28 minutes from my door.

The Weston bathroom, specifically

Weston's median home was built in 1995, and half the city went up between 1990 and 1999 (Census ACS 2024).

The first homes finished in 1984 in Windmill Ranch and Country Isles; the big build-out came in the 90s and 2000s under one master plan. So the typical Weston bathroom I see is a builder-grade primary bath from the Clinton years: a garden tub in a tiled deck nobody has sat in since the kids were small, a separate shower that's too small, a cultured-marble double vanity, and a lot of beige. The house is sound. The bathroom is ready.

  • Two-story homes: a primary bath upstairs means a sound-rated floor assembly and careful water management on tile day. No surprises for the room below.
  • Lead-free lines: the city's water report says no lead service lines exist in Weston, and homes built after January 1989 were plumbed under the lead ban. The licensed plumber still checks the house's own lines while the wall is open.
  • Bonaventure: the 1,300-acre community annexed in 1997 is where Weston's condos are, building by building, each with its own association.

HOAs: most of Weston

The city says most residences in Weston are inside a private development governed by an HOA, and its 2026 registry lists roughly 119 associations.

Weston Hills alone has 2,133 homes under a master association and six sub-associations, with the master handling architectural modifications. Savanna, The Falls, Windmill Ranch Estates, The Ridges, Emerald Estates and Isles at Weston are all registered. Most published rules cover exteriors, not bathrooms, but gate access, parking for a work truck, trash hauling and working hours are real. Bring your documents to the first visit; I read them and plan around them.

Soft water from the Sawgrass plant

Weston buys its water from Sunrise, treated at the Sawgrass plant by membrane softening and ion exchange.

That's soft water by Broward standards, which is good news for frameless glass and matte black fixtures. Billing questions go to Sunrise and mains to Weston Public Works; the practical part for a remodel is that a water shut-off is at your meter and under your control.

Flood zones, with a better discount

Weston holds a CRS class 6, so homes in the Special Flood Hazard Area get up to 20 percent off flood insurance and everyone else 5 percent.

The city notes that some properties left the flood zone when the maps changed in 2024, so a determination letter from the GIS coordinator is worth getting if you're planning more than a bathroom.

Accessible baths, often for a parent

Only about 12 percent of Weston residents are 65 or older, and more than a quarter are under 18.

That shapes the calls: a family bathroom with two sinks and a tub for small kids, or a grown child arranging a walk-in shower for a parent who's moved in. Both are everyday jobs for me, and the second one is on its own page.

“WOW. I don’t think one Google review is enough to describe Brad. I met Brad through another contractor. Early in my pregnancy, the nesting got real and I decided I needed to remodel a bathroom and bedroom. Brad was able to come quickly and got the job done right. Then I had some issues with flooring and while I attempted to get quotes elsewhere, I knew there was no one else I would trust to get it right the first time. When Brad accepts a job, he never makes me feel like he’s “too busy” for me or that he has other clients that are too important. He is focused and efficient and clean.”

Weston questions

Something else on your mind? Call or text (954) 242-5924.

How much does a bathroom remodel cost in Weston?

Pulling a garden tub and building a large tiled walk-in with a bench runs $6,500 to $11,000 in the same footprint. A full primary-bath remodel runs $14,000 to $28,000, and a redesigned suite with new layout $28,000 to $55,000 or more.

Does my HOA have to approve an interior bathroom remodel?

Most Weston associations publish exterior rules only, but several require notice for crew access, truck parking and work hours, and Weston Hills runs modifications through its master association. Bring your documents and I'll tell you what applies before we book a date.

Do you handle permits?

Yes, we can help with permits. Ask us about your job when we come to look.

The primary bath is upstairs. Is that a problem?

No, it's just planned for. The floor gets protected, the pan is flood-tested before tile, and water management on tile and grout days keeps the ceiling below dry. I've done plenty of second-floor baths in two-story Weston homes.

Is Weston water hard?

It's among the softer water in Broward: the Sawgrass plant uses membrane softening and ion exchange. Frameless glass and matte fixtures hold up well here with a squeegee.

How far are you from Weston?

About 28 minutes from my house in Plantation to City Hall, a little more to the far west communities. The estimate visit is free.
