Three floors I install, and when each one fits
Almost every flooring call I get is one of three products.
Each has a place, and each has a house it shouldn't go in.
- Porcelain plank: a wood look in a tile that shrugs off water, pets and sun. Set like tile, so it needs a flat slab and a prep day. The one I recommend for whole-house floors here.
- Luxury vinyl plank: floating or glue-down, warmer underfoot, quieter, faster to install, and fine with humidity. Needs a slab that passes a moisture check and a flat floor so the joints don't open.
- Laminate: the lowest cost and the one I'm most careful with in South Florida. The core swells if water gets to it, so I keep it out of kitchens, baths and laundry rooms and only put it on a dry slab.
Demo and haul-away are part of the job
Old tile on a slab comes up with a chipping hammer and leaves a rough floor behind.
Old carpet leaves tack strips and staples. Glue-down vinyl leaves adhesive. None of that can stay under a new floor, so demo, grinding and haul-away are on every quote as their own lines, and the house is protected while it happens.
- Doorways sealed with plastic and the air handler covered during tile demo
- Tack strips, staples and old adhesive removed, not floored over
- Old flooring hauled away the same day it comes up
- Baseboards pulled and reset or replaced, your call on the quote
The slab moisture question
South Florida houses sit on a concrete slab a few feet above a water table that is never far away.
Older slabs often have no vapor barrier under them. Moisture moves up through the concrete all year, and vinyl and laminate trap it. The floor cups, the joints lift, and the planks have to come back up.
- A moisture check on the slab before any vinyl or laminate is ordered
- A vapor retarder or a moisture-tolerant underlayment when the reading calls for it
- Porcelain plank instead, if the slab is wet enough that a floating floor is a gamble
- The result and the plan written on the quote so there's no debate later

Transitions, thresholds and the small stuff
A floor looks finished or unfinished at its edges.
The height difference between new plank and the old tile in the kitchen, the gap at the sliding door, the reveal under the baseboard: that's what you see every day.
- Flush or ramped transitions sized to the actual height difference
- Expansion gap at every wall on a floating floor, hidden under new or reset baseboard
- Planks run the long way of the room, or toward the main light, decided with you on the first day
- Closets and under the appliances done, not skipped
Living around the job
A floor empties the room, so I'll tell you on the quote which rooms are out of use on which days.
My crew moves the furniture you can't, works room by room so you keep a path through the house, and sweeps every night. One year on our work, the Done Right Promise, covers the installation.
How a flooring job runs
Step 1
Walk the house
Which rooms, what's down now, where the transitions fall, and a moisture reading on the slab. All of it goes on the written quote with a start date.
Step 2
Demo and prep
Old floor out and hauled away, slab ground and leveled, cracks treated, underlayment or vapor retarder down where the reading calls for it.
Step 3
Lay the floor
Planks racked out, run in the direction we chose, staggered so joints never line up, cut tight at every door jamb and cabinet toe kick.
Step 4
Trim and transitions
Baseboards reset or replaced, transitions fitted at each doorway, appliances slid back, and the whole floor cleaned before the walkthrough.
Flooring installation prices
Quoted after a visit, because what's under the old floor and what the slab reads decide more of the price than the product does.

Flooring installation questions
Something else on your mind? Call or text (954) 242-5924.
What does flooring installation cost?
It's a written quote after a visit. The product matters, but demo of the old floor, how flat the slab is and what the moisture reading says matter more. You'll get every line itemized, with the flooring shown apart from the labor, and the price is fixed before we start.
Can you install vinyl plank over existing tile?
Sometimes, if the tile is sound, flat and the grout lines are skim-coated so they don't telegraph through. Most of the time the honest answer is to take the tile up, because floating over it adds height at every door and hides whatever the old floor was hiding. I'll tell you which on the visit.
Is laminate a bad idea in South Florida?
Not always, but it's the floor I'm most careful with here. Its core swells if slab moisture or a spill gets to it. On a dry slab in bedrooms and living areas it does fine. In kitchens, baths and laundry rooms I'll steer you to vinyl or porcelain plank.
Why do you test the slab for moisture?
Because the slab is where floating floors fail. Moisture comes up through the concrete all year in South Florida, and vinyl or laminate traps it. A reading before we order tells us whether the floor needs a vapor retarder, a different underlayment, or a different product.
Do you move the furniture?
Yes. My crew moves what you can't, works room by room so you keep a path through the house, and resets everything at the end. Tell me on the visit which rooms have the heavy pieces.
