What we do in Pompano Beach.

Bathrooms first. Then the kitchen, the drywall, the doors, the ceiling, in a condo or a cottage.

Pompano Beach, by the decade

Pompano Beach was incorporated in 1908 and named for the fish, and in the 1950s an influx of new residents turned its farmland into housing developments.

The Census now counts 64,308 housing units, with the 1970s the single largest decade at 28 percent, the 1960s at 21 percent and the 1950s at 12 percent (ACS 2024). Only 24 percent of units are detached single-family houses, and 3 percent are mobile homes. The median owner-occupied home is worth $349,300.

  • Bathrooms first: the 1960s and 70s original, in a condo or a cottage, at a written fixed price from $6,500.
  • Kitchens: the city's Kitchen/Bath Renovation Checklist governs them the same way it governs bathrooms, which makes the paperwork predictable.
  • Old Pompano, east of Dixie Highway and north of Atlantic Boulevard, is the historic core, with art deco, moderne, mission, bungalow and frame vernacular houses on the historical society's walking tour. Doors and trim there get matched, not swapped for whatever is in stock.
  • Popcorn ceilings and hollow-core doors are what the 1970s left behind, and both are tidy jobs with the right prep.

Palm Aire, Cypress Bend, Harbor Village

Palm Aire goes back to 1959, when the Palms course was founded; the lodge opened in 1962, the Orleans family bought it in 1965, and a hotel and spa followed in 1971 along with the Oaks and Cypress courses by Tom and George Fazio. Around the golf sits roughly 1,500 acres of condos, townhouses and houses across several sub-communities, some of them 55-plus, per listing sites. Cypress Bend is a phased condo complex around lakes, all ages, with a heated pool, fitness center and tennis courts, and fees that differ by phase. Harbor Village along the Intracoastal is platted in lettered sections, with canal houses and docks that listings date to 1959 and 1962.

  • Leisureville's 928 residences are 55-plus, built 1968 to 1970, where lever handles, grab bars set in real blocking and a walk-in shower are the usual list.

Doors, windows and the hurricane zone

Broward County is inside the Florida Building Code's High Velocity Hurricane Zone, so a replacement exterior door or window in Pompano Beach needs an HVHZ-rated approval, a Miami-Dade Notice of Acceptance or a Florida Product Approval with HVHZ use, and the city's interior buildout checklist asks for those approval documents with the plans. Interior doors, closet doors and the drywall around them need no approval at all, which is why they're the fastest fix in a 1970s unit.

Canals, tides and 23 repetitive-loss areas

The city lists four kinds of flooding: canal flooding on the Pompano Canal and the Cypress Creek Canal, tidal flooding, severe-weather flooding and coastal storm surge. It tracks 23 Repetitive Loss Areas. New FEMA maps took effect July 31, 2024, and the city is writing design guidelines for building at higher finished-floor elevations in the affected areas.

  • Septic: the city hasn't published which streets still use it. The one conversion it runs is the Palm Club area in Lauderdale-By-The-Sea, finished in winter 2022, whose sewer the city now manages.
  • Water for a kitchen or a bath comes from two wellfields in the Biscayne Aquifer, treated for corrosion control, and the same utility serves Lighthouse Point and Lauderdale-by-the-Sea.

Who lives here, and the repair programs

Nearly one resident in five is 65 or older, a third were born outside the country and 41 percent speak a language other than English at home.

Bring whoever you like to the visit; the quote is itemized line by line in plain English. The city's Office of Housing and Urban Improvement, at 100 West Atlantic Boulevard, Suite 220, 954-786-4659, runs a rehabilitation loan that requires a homestead exemption on the home and is repaid as a deferred 15-year loan. It closed to new applications in August 2026, and I'll say so rather than send you to a closed window.

Pompano Beach questions

Something else on your mind? Call or text (954) 242-5924.

Do you take kitchen and handyman jobs in Pompano Beach, or only bathrooms?

Both. Bathrooms are the main work at a fixed price from $6,500, and on the same visit I'll quote a kitchen, drywall and popcorn ceiling work, doors. Small items are easiest to price when they're batched with something bigger.

Do you handle permits?

Yes, we can help with permits. Ask us about your job when we come to look.

Can you replace my front door in Pompano Beach?

Yes, with a door that carries an HVHZ-rated approval, a Miami-Dade Notice of Acceptance or a Florida Product Approval with HVHZ use, because the whole county is in the High Velocity Hurricane Zone. Interior doors need nothing but a level and a plane.

I'm in Leisureville. What's the usual list?

A walk-in shower with a bench, grab bars set in real blocking, lever handles on the doors, a taller toilet, and the popcorn ceiling gone while the room is empty. The bathroom is a fixed price; the rest is quoted on the visit.

How long is the drive from Plantation to Pompano Beach?

About 13 miles and 22 minutes to the center of the city in free-flowing traffic. The estimate visit is free.
