The 5 by 8 hall bath, done to the studs

Most Broward houses have at least one of these: a 5 by 8 or 5 by 10 bath with a 60-inch tub alcove on one wall, the toilet next to it and a 30-inch vanity by the door. The layout works. The surfaces are tired. Keeping the drains where they are is what keeps this job at the low end of the remodel range.

  • Everything out to the studs and the slab, hauled away the same day
  • A new pan and sheet waterproofing at the tub or shower, flood-tested before tile
  • Tile walls and floor, set by my crew
  • A new vanity, top, faucet, mirror and light
  • A new toilet, comfort height if you want it
  • A ducted exhaust fan, which most hall baths here never had
  • Paint, hardware, caulk and the clean-up
The details

A small bathroom remodel at a fixed price includes:

What makes a small bathroom feel bigger

You can't add square feet to a hall bath.

You can add floor you can see, light, and fewer lines for the eye to trip on. These are the moves that work in 40 square feet, in the order I'd spend on them.

  • A wall-hung vanity: you see floor under it, and the room reads wider the moment it's on the wall
  • Large-format tile, 12 by 24 and up, on the walls and floor: fewer grout lines, calmer room
  • The same floor tile run straight into the shower, so the floor isn't chopped in two
  • A fixed glass panel instead of a shower curtain: the tub wall stops being a wall
  • Light from three places: a ceiling fixture, sconces or a bar at the mirror, and a light in the shower
  • Grout close to the tile color, so the walls read as one surface
  • A recessed medicine cabinet and a tiled niche instead of a shelf and a caddy hanging off the shower head

Keep the tub, or make it a walk-in

In a 5 by 8 the tub alcove is the whole decision.

Keep it and you have a bath for kids, dogs and resale. If this is the only tub in the house, I'll tell you that on the first visit, and the choice is yours.

  • Keep the tub: a new tub, tile to the ceiling, a fixed glass panel on the tub edge
  • Walk-in in the alcove: low threshold or curbless, a niche, a bench if the alcove is deep enough

Storage in a room with no room

A hall bath holds a family's worth of stuff with nowhere to put it.

The remodel is the one chance to build storage into the walls instead of hanging it on them.

  • A recessed medicine cabinet between the studs, as deep as the wall allows
  • Drawers in the vanity, not doors: a 30-inch drawer base holds twice what a cabinet with one shelf does
  • A tiled niche, or two stacked, at the tub or shower
  • A shelf over the toilet set into a wall recess when the framing allows
  • Hooks on the back of the door at two heights, one for the kids

Where the money goes in a small bath

A small bath doesn't cost much less than a mid-size one, and people are surprised by that.

The labor is the same list of trades in a tighter room, and the tile shop doesn't charge less per box because your room is small.

  • Tile: in-stock porcelain keeps the job near $14,000; porcelain slabs, marble or a mosaic floor push the same room toward $28,000
  • The vanity: a stock 30-inch unit versus a wall-hung one with a quartz top and a custom width
  • Glass: a fixed panel on the tub is modest; a frameless door on a walk-in is the most
  • Fixtures: a stock set versus a thermostatic valve, a rain head and a hand-held

Two weeks, and the Done Right Promise

A full hall bath takes about two weeks on site, start to finish, and it's out of service the whole time.

One year on our work, the Done Right Promise: if a grout line, a caulk bead or a drawer slide gives you trouble in year one, I come back.

  • A written start date and schedule before we begin
  • The same crew every day, the room covered and swept each night
  • No water shut-offs for the rest of the house when the layout stays
  • We walk the finished bath together before the last payment

How the job runs. About two weeks.

  1. Step 1

    Out in a day

Tub or shower, tile, vanity and toilet come out, the walls go to the studs, and I look at the drain and the framing before anything new is ordered to size.

  2. Step 2

    Fan, board and membrane

The licensed electrician installs the ducted fan, cement board goes up, and a sheet membrane covers the pan and the wet walls. The pan is flood-tested overnight.

  3. Step 3

    Tile, floor to ceiling

Large-format tile up the walls and across the floor, clips on every joint, the niche tiled at a grout line. Then grout, close to the tile color.

  4. Step 4

    Vanity, glass and light

The wall-hung vanity, top and faucet, the toilet, the mirror, the light by the electrician, the glass panel after its own measure, paint and hardware. Then the walkthrough.

Small bathroom questions

Something else on your mind? Call or text (954) 242-5924.

How much does a small bathroom remodel cost in Broward County?

$14,000 to $28,000 for a 5 by 8 or 5 by 10 hall bath done to the studs with the layout kept. In-stock porcelain and a stock vanity sit at the low end; slab tile, a wall-hung vanity with a quartz top and frameless glass sit at the high end. Every quote is free and itemized.

Why does a small bathroom cost almost as much as a big one?

Because the work is the same list, just closer together: demo, waterproofing, tile, fixtures, vanity, glass, paint. Tile and setting labor are a little less in a smaller room, but the fixtures, the fan, the glass and the vanity cost the same wherever they go.

How long does a small bathroom remodel take?

About two weeks on site. The pan has to cure and flood-test, grout has to set before glass, and the glass is measured after the tile, so one week is not realistic for a tiled bath. You get the schedule in writing.

Can you make a 5 by 8 bathroom look bigger without moving walls?

Yes, and that's most of this page. A wall-hung vanity, large-format tile in a light color with matching grout, the same floor running into the shower, a glass panel instead of a curtain, and light at the mirror as well as the ceiling. None of it touches a drain.

Should I remove the tub in a small bathroom?

If it's the only tub in the house, think twice; buyers with young kids look for one. If there's another tub, a 60-inch walk-in with a bench and a niche is a better shower and makes the room feel larger. I'll build either one and tell you which I'd pick for your house.

Do you handle permits?

Yes, we can help with permits. Ask us about your job when we come to look.
