Davie has 44,743 homes (Census ACS 2024): 41 percent single-family detached, 11 percent townhouses, 13 percent in buildings of 20 to 49 units, and almost 15 percent mobile homes. Seventy percent are owner-occupied. The 1980s and 1970s built the most, 22 and 21 percent, and the 2010s added 12 percent, mostly in the west. Then there is the zoning. In March 2001 nearly 90 percent of Davie voters amended the charter to preserve the town's rural character and equestrian life; in 2005 they approved a $25 million bond for parks, open space and trails, and the town now has more than 165 miles of them.

• Bathrooms: the 1970s and 80s subdivision bath, and the condo bath in Pine Island Ridge, are most of my Davie calls.
• Kitchens: Imagination Farms and Long Lake Ranches houses from around 2000 are big, often 3,000 square feet and up per listings, with kitchens built for a crowd. Written quote after a visit.
• Popcorn ceilings and drywall: 43 percent of Davie's homes are from the 1970s and 80s, and most of the textured ceilings I'm asked about are in houses from those years.

Forest Ridge's neighborhood association says its covenants protected trees, limited the removal of native vegetation and promoted architectural harmony, with sub-communities like Oak Grove and Sapphire Ridge running their own pools and tennis. Long Lake Ranches is 240 estate homes behind two manned gates on Nob Hill Road and Hiatus Road, bordered by equestrian and hiking trails; it posts no architectural rules publicly, so I ask the gate and the manager before the truck shows up.

East Davie, the town's Planning Area 8, holds the downtown district where western-theme architecture is required, Town Hall, the Rodeo Arena, the South Florida Education Center and most of the mobile-home communities; Park City Estates alone is about 1,200 sites for residents 55 and over. I do doors, drywall, small bathrooms and kitchens in mobile homes, and the framing and plumbing are their own trade. One thing to know: the town's Home Repair Program, a deferred zero-interest loan of up to $70,000 for extremely-low and very-low-income owner-occupants, covers detached homes, townhomes, condos and villas but not mobile homes, and it sets aside 20 percent for special-needs households. The 2026 action plan budgets $327,263 for it, with a goal of four homes.

A front door on a property fronting Davie Road or Griffin Road in the downtown zone is a different conversation, because the Western Theme Overlay governs exterior changes there; an existing building has to conform only when an exterior renovation reaches 50 percent of its assessed value. Inside the house, none of that applies, and a ceiling, a kitchen or a bathroom in Old Davie is the same job as anywhere else.
