First, the rural side: the Rural Ranches, Agriculture and R-1 zoning districts are built around one-acre lots, horses and trails, and the town's own water and sewer ordinance says plainly that numerous residences get their water from wells and use septic tanks. Second, the mobile homes: almost 15 percent of all Davie housing units are mobile homes, concentrated in east Davie. Then there's everything in between, from Pine Island Ridge's 1970s condos and townhomes to Forest Ridge's 1980s and 90s subdivisions.

• Well water: if you're on a well, hardness and iron decide the fixtures and the glass. I'll ask for your last well test, or we'll run one.
• Septic: the town maps 27 septic areas. A bathroom remodel doesn't change the tank, but we don't add fixtures or move a drain without knowing where the drain field is.
• Patchwork water: depending on the street, Davie homes get water from the town's reverse-osmosis plant, Sunrise, Hollywood, Ferncrest, Broward County or Fort Lauderdale. The town publishes a lookup, and I check it before the quote.
• Pine Island Ridge: 11 subdivisions from 1974 on, condos and townhomes with their own associations and bundled fees. Bring the documents.

The older rural houses and some mobile homes are different: a raised floor with a crawl space underneath, which actually makes a zero-threshold shower simpler because the drain can be set from below. Either way I'll tell you which you have on the first visit and price both options.

Davie is nowhere near the ocean, but the town's floodplain rules bite: substantial improvement, meaning work worth 50 percent or more of the building's value, triggers full flood compliance, and inside the Central Broward Water Control District the lowest floor has to sit 18 inches above the crown of the road. The 2024 FEMA maps added about 1,934 Davie parcels to the flood hazard area.
