A town laid out for gardens, now full of 1980s houses
Frederick Peters planned Plantation in the 1930s and 40s around long acres, one-acre lots with two-thirds reserved for gardens and fruit trees, and the first houses went up on East Acre Drive. The city then grew fast from the 1970s through the 1990s and annexed west to Flamingo Road. Today it holds 42,120 homes: about 48 percent single-family detached, 8 percent townhouses, and 67 percent owner-occupied (Census ACS 2024). The 1980s built more of them than any other decade, 28 percent, with the 1970s close behind at 21 percent. That mix is my work list in a sentence.
- Bathrooms: a 1970s or 80s hall bath or primary bath is the most common call, and the one I quote most.
- Kitchens: the same houses carry original cabinets and a wall between kitchen and family room that people now want gone. Written quote after a visit.
- Drywall and popcorn ceilings: a 1980s ceiling that was never scraped, water-stained drywall under an old window, or a patch after the plumber. Small jobs, done neatly.
Lauderdale West, Jacaranda and the city's older condos
Lauderdale West is 286 acres of single-story homes and villas for almost 2,500 people over 55, off NW 85th Avenue.
Two of its rules matter for my kind of work. The association is responsible for the roofs on the plex villas, and no one may go on any roof; and owners carry HO-3 or HO-6 insurance naming the association. So a ceiling repair or a door swap in a villa gets done from inside, and I never touch the roof. The Lakes of Jacaranda neighborhoods were built by Gulfstream Development and then Taylor Woodrow with J&J Builders; residents formed their own HOA in 1998 to take over. Jacaranda Lakes, built in phases from roughly 1977 to 1995 on cul-de-sacs around lakes, has an HOA too, and only its Enclave section is gated.
- Country Club Estates, beside the old Plantation Golf Club land that became the city's Plantation Preserve course in 2006, has homes listed from the 1950s and 60s: the oldest kitchens and bathrooms I see in town.
Rain, canals and elevation certificates
Plantation is inland and its floods come from heavy rain, not tides.
Water leaves town through the North New River, C-12 and C-42 canals and the Old Plantation Water Control District's system. Because the city is in the NFIP and the CRS, residents get 15 percent off flood insurance. The Engineering Department, at 954-797-2282, answers zone questions, and the county's 2024 flood maps are the ones to use.
The details
The water itself comes from 16 city wells about 110 feet into the Biscayne Aquifer, treated at the East and Central plants and chloraminated.

Help for some households, and where the money comes from
The city's Minor Home Repair and Housing Rehabilitation program funds code, health-and-safety, electrical and plumbing repairs and barrier-free installations for very-low, low and moderate-income owner-occupants; condos qualify for interior repairs only, and the city is clear that it is not for remodeling. Its CDBG side is administered through Broward County's Housing Finance Division at 954-357-4900. If your job is a safety repair, a door that won't lock or a bathroom a parent can no longer use, I'll write the itemized quote the application asks for.

Plantation questions, beyond the bathroom
Something else on your mind? Call or text (954) 242-5924.
What else do you do in Plantation besides bathrooms?
Kitchens, drywall repair, popcorn ceiling removal, interior and exterior doors. Bathrooms are priced from the ranges on this site; everything else gets a written fixed quote after I've seen it. Same two-man crew plus me on every job.
Do you handle permits?
Yes, we can help with permits. Ask us about your job when we come to look.
I'm in a Lauderdale West villa. Can you fix a ceiling stain from a leak?
I can repair and repaint the ceiling drywall, and I'll want the modification approval the community requires first. What I won't do is go on the roof: the association owns the plex roofs and nobody else is allowed up there. If the leak is the roof, that's a call to the association before the ceiling gets fixed.
Our house is from the 1960s. Is the drywall and ceiling work different?
Often. Plantation's older houses, in Country Club Estates and the Historic District around Fig Tree Lane and Palm Tree Road, have usually been patched before, sometimes well, sometimes not, and a textured ceiling can hide an earlier repair. I open a small test area before I quote, and the quote covers what I find.
