Plantation houses, and their bathrooms
Plantation's median home was built in 1984, and about 38 percent of the city's housing predates 1980 (Census ACS 2024).
That's the house I open most: a one-story concrete-block ranch on a slab with a 60-inch tub alcove, 4-by-4 tile, a 30-inch vanity and a drain line nobody has looked at in forty years. The city was laid out in the 1940s with a rule that no two neighboring houses could look alike, so the bathrooms vary more than you'd expect.
- Slab floors: a curbless shower means a recess or a linear drain. Most Plantation ranches take a low 2-inch curb comfortably.
- Older drains: in a pre-1980 house the plumber checks the line before we tile over it.
- About a quarter of Plantation's units are in buildings of 20 or more (ACS 2024), so condo rules on insurance, elevators and work hours are part of a lot of jobs here.
- Plantation Acres: one-acre-plus lots on the Plantation Acres Improvement District's drainage, flagged flood-prone on the city's own map.
Soft water, pink stains and the exhaust fan
Plantation's water is nanofiltration-softened at the city's own plants, so hard-water scale on glass and fixtures is less of a fight here than in towns with lime-softened water.
The city's water report has a whole section on the pink stain on tubs and shower stalls: it's a bacterium that likes humidity, not a plumbing fault, and a properly ducted exhaust fan is the real fix. One goes on every quote.
Lauderdale West, Jacaranda and HOAs
I've read the guide and I build that time into the schedule.
Jacaranda Lakes and the Lakes of Jacaranda have HOAs too; their interior rules aren't public, so bring your documents to the first visit and I'll read them.

Flood zones and the 50 percent rule
About 10 percent of Plantation's land is in a flood zone, but the city says a majority of residents live in or near one.
It matters for a bathroom in one way: if a remodel plus any other work on the house adds up to 50 percent of the building's value, the city requires the whole structure to meet current flood code. A bathroom alone almost never gets there. If you're planning a big renovation around it, I'll flag it.
Help with the cost, for some households
Plantation's Minor Home Repair program, funded through SHIP and CDBG, covers accessibility and barrier-free bathroom work for income-qualified owner-occupants.
It isn't for cosmetic remodeling. If that might be you, call the city at 954-414-7871, and I'll give you an itemized quote you can submit.

“We’ve used Brad twice. Once to remodel both of our bathrooms, and a second time to do some general outdoor repairs. His price is extraordinarily fair, quite honestly he should probably raise it a little bit. And his work is even better. On top of that, he’s a very nice fella to work with. I highly, highly recommend you hire him for anything that needs to be done around your house. If I could give six stars, I would. Matt Haas”

Plantation questions
Something else on your mind? Call or text (954) 242-5924.
How much does a bathroom remodel cost in Plantation?
A full remodel of a typical Plantation hall bath runs $14,000 to $28,000. Pulling the tub for a tiled walk-in shower is $6,500 to $11,000. A primary suite with a new layout runs $28,000 to $55,000 or more. Every quote is free, written and itemized.
Do you handle permits?
Yes, we can help with permits. Ask us about your job when we come to look.
I'm in Lauderdale West. What do I need before you start?
The guide says all interior improvements need it. I'll give you the itemized scope for the application and plan the start date around the approval.
How soon can you come look?
Usually within a day or two. I live in Plantation; City Hall is about four minutes from my driveway, and most of the city is under ten.
My house is in Plantation Acres. Is anything different?
The lots are an acre or more, drainage runs through the Plantation Acres Improvement District, and the city flags the area as flood-prone, so the 50 percent rule is worth knowing if you're doing more than the bathroom. The bathroom itself is the same job.
Is Plantation water hard on shower glass?
Less than most of Broward. The city softens it by nanofiltration, which removes most of the calcium and magnesium. The pink stain some people see on tubs is a humidity bacterium, and a ducted exhaust fan is the fix.
