The alcove under a Plantation tub
Plantation's housing peaked in the 1980s, 27.6 percent of all units, with another 21 percent from the 1970s and 12.5 percent from the 1960s (Census ACS 2024).
Almost every one of those houses has the bathroom I'm asked to convert: a 60-inch alcove on a slab, a steel or cast-iron tub, the drain at the far end and a valve set for someone sitting, not standing. The tub leaves on its edge, the alcove goes to the studs, and the drain line sits exposed in the slab for the plumber to look at before anything new goes down.
- Country Club Estates, with homes from 1953 to 1969, and Plantation Isles, from 1958, are the oldest alcoves in town. The plumber scopes the drain before we build a pan over it.
- The 1980s houses around Jacaranda and in Jacaranda Lakes usually have a fiberglass tub-shower unit. It comes out in pieces, and the wall behind it is bare block or studs with no blocking.
- Grab-bar blocking goes in while the wall is open, every time, bars or no bars.
- The new valve goes where a standing person wants it. The old one almost never survives the demo.
Lauderdale West villas: the fan duct and the board
In Lauderdale West, the 55-plus community of more than a thousand single-story homes and villas off Sunrise Boulevard, every interior improvement needs written board approval through the Modification Application before work starts, and the association owns the plex roofs: nobody goes up on them. That touches one part of a conversion, the exhaust fan. In a 4-plex villa the new fan duct runs out through the soffit or an existing roof cap rather than a new roof penetration, and I draw it that way on the application and allow for the board's review time. The guide also asks owners to carry HO-3 or HO-6 insurance naming the association; that's between you and your agent, and it's worth checking before the start date.
Ten working days, with soft water at the end
Day one the tub is gone.
Days two to four are the pan: a mortar pre-slope troweled to the drain, a low 2-inch curb, cement board on three walls, the membrane, and a flood test before any tile. Days five to eight are tile to the ceiling, the niche and the bench. Then grout, the valve trim, and the fixed glass panel, which is measured after the tile and takes about a week to arrive, so the last day is sometimes a short return visit.
- Water is off only during the plumber's hours, and I tell you which ones.
- Toilet and sink stay usable most days; you're without that shower for the full run.
- A squeegee on the wall and a ducted fan keep soft-water glass clear.
- One year on the work, the Done Right Promise.
The details
Plantation's water comes from 16 city wells about 110 feet into the Biscayne Aquifer and is softened by membranes, a process the city has run since the 1990s. Hard-water scale on that new glass is less of a fight here than in most of Broward.
A Plantation conversion, on one card
In the price
- Tub out and hauled the same day
- Mortar pan, sheet membrane, flood test
- Tile to the ceiling, niche, bench where the alcove allows
- New valve and trim
- Fixed glass panel or hinged door
- Grab-bar blocking
Plantation paperwork
- Lauderdale West Modification Application first
What moves the number
- Curbless: a recess in the slab or a linear drain
- Tile: large-format porcelain is the value; mosaics add days
- Glass: a fixed panel is least, a frameless hinged door with a return is most

Plantation conversion questions
Something else on your mind? Call or text (954) 242-5924.
Do you handle permits?
Yes, we can help with permits. Ask us about your job when we come to look.
Can a Lauderdale West villa have a walk-in shower?
Yes, with the board's written approval through the Modification Application first. I draw the scope so the fan duct avoids the plex roof, which the association owns, and I plan the start date around the approval.
What's under a 1960s tub in Country Club Estates?
A slab, the drain at one end, and often a cast-iron line. The plumber checks it the morning the tub comes out. If it's sound we build on it; if it isn't, the fix is on a change order you see before we continue.
Will Plantation's soft water keep the glass clean?
It helps. The city removes most of the calcium and magnesium by membrane softening, so spotting is light. A squeegee after each shower keeps a frameless panel clear.
If this is the only tub in the house, should I still convert it?
In a one-bath Plantation ranch I'll talk you through it honestly. If you never use the tub and plan to stay, convert it and enjoy it every day. If you're selling in a year or two, some buyers with small kids want a tub, and I'd rather you know that before day one.
