The primary suite is a different job

A hall bath gets replaced.

A primary suite gets rethought. The room is bigger, the budget is bigger, and almost every one I do changes where something sits: the shower grows into the old tub spot, a single vanity becomes a double, the toilet gets its own door. That's why this page has its own numbers and its own schedule.

  • A new layout, drawn with you on the first visit and locked before demo
  • A curbless or low-threshold shower, often twice the size of the one it replaces
  • A freestanding soaking tub, or no tub at all if you'd rather have the floor space
  • A 60 to 72 inch double vanity with drawer stacks, a quartz top and two mirrors
  • Custom tile: large-format walls, a mosaic floor, a feature wall or a slab niche
  • Lighting in layers: ceiling, sconces at the mirrors, a light in the shower
  • A pocket door for the water closet when the framing allows
The details

What a primary suite remodel usually covers:

Moving things: what it costs and why

The layout is the expensive decision, and I want you to make it with the numbers in front of you.

On a slab house, every drain that moves means cutting the concrete, running new line and patching the slab before anything else can happen.

  • Each fixture that moves, toilet, shower or vanity, adds $2,500 to $6,000 to the job
  • Keeping the toilet where it is, even when everything else moves, is the single biggest saving in most suites
  • A wall coming out or going in touches framing and usually wiring, so it's planned with both trades before the quote is written

The double vanity, done properly

A double vanity is the request I hear most on a primary suite, and the one that goes wrong most often on other people's jobs: two sinks jammed into 60 inches with no counter between them, a mirror that lines up with neither faucet, lights that throw shadows on your face.

  • 60 inches is the minimum; 72 gives you counter space between the bowls
  • Drawer stacks beat doors, and the plumbing is notched so the top drawer still opens
  • Two mirrors or one long one, sized so each sink sits centered
  • Sconces at the sides of the mirrors light a face; a single bar over the top lights the sink. The licensed electrician adds the boxes if they aren't there

Tile at this level

In a primary suite the tile is the design.

We lay it out on paper before a single box is opened: where the cuts fall, where the niche lands on a grout line, how the floor pattern meets the curbless shower. Then my crew sets it, with leveling clips on every large-format joint so nothing lips.

  • Large-format porcelain slabs, 24 by 48 and up, on the shower walls
  • Marble or marble-look porcelain, with a straight answer from me on which one fits your maintenance habits
  • A mosaic or small-format floor inside the shower so it slopes cleanly to the drain
  • A linear drain at the back wall so the large tile runs straight into the shower
  • Niches and a bench waterproofed and tiled to match, not bolted on after

Three to five weeks, and what the Done Right Promise covers

One year on our work, the Done Right Promise, covers everything my crew builds.

Here's what living through it looks like.

  • The same two-man crew plus me every day, the room covered and swept each night
  • Water off only during the plumber's hours, and you'll know which days ahead of time
  • You're out of that bathroom for the whole run; most families live off the hall bath
  • We walk the finished suite together before the last payment

Design help, without hiring a designer

Most of my clients don't want to hire a designer and don't want to pick 40 things alone either.

So I meet you at the tile shop, I bring vanities and fixtures that fit the budget and the look you've shown me, and I tell you plainly when a choice will cost more to install than it looks. You still make the calls.

How a suite runs. Three to five weeks.

  1. Step 1

  2. Step 2

    Demo and slab work

The room goes to the studs.

  3. Step 3

    Waterproofing and tile

Cement board, sheet membrane, a flood test on the pan, then the tile layout we drew goes on the walls and floor with clips on every joint.

  4. Step 4

    Vanity, glass, lights, walkthrough

The double vanity and top, faucets, sconces and mirrors, the frameless glass hung after its own measure, paint and hardware. Then we walk it together.

Primary suite questions

Something else on your mind? Call or text (954) 242-5924.

How much does a master bathroom remodel cost in Broward County?

If the drains stay put and you're upgrading finishes, it's a $14,000 to $28,000 remodel in a bigger room. Every quote is free and itemized.

How long does a master bathroom remodel take?

Three to five weeks on site.

Can I turn my single vanity into a double?

Usually, if the wall is 60 inches or longer. Adding sconces at the mirrors is the electrician's. Both are on the quote as their own lines.

Should I keep the tub in the master bathroom?

If you soak in it, keep it, and I'll make it a freestanding one if there's room. If it holds towels, that floor space becomes a bigger shower. If it's the only tub in the house, I'll say so before you decide; most buyers want one somewhere.

Is a curbless shower worth it in a master suite?

In a suite, yes, more often than not. The floor runs straight in, the room reads as one space, and it's the easiest shower to use at any age. On a slab it means recessing the floor or a linear drain, so it lands at the top of the range, and I'll show you the difference in dollars on the quote.

Do you handle permits?

Yes, we can help with permits. Ask us about your job when we come to look.
