Of its 40,030 homes, 37 percent are detached houses and 12 percent townhouses, while a third sit in buildings of 20 units or more (Census ACS 2024). The median value of an owner-occupied home is $354,500, the most approachable in this part of Broward, and 69 percent of homes are owner-occupied. The city started in 1961 as Sunrise Golf Village, sold with an Upside-Down House on Sunset Strip, had 4,300 people on 1.75 square miles by 1967 and 50,000 by 1984.

• Bathrooms: 1970s hall baths in the Golf Village and Welleby, and condo baths in Sunrise Lakes. Priced from the ranges on this site.
• Kitchens: in a condo, a kitchen means the association's hours, an elevator reservation and a shut-off the whole stack feels. In a 1970s house it means cabinets that were installed before the refrigerator got wide.
• Popcorn ceilings: a third of Sunrise was built in the 1970s and 28 percent in the 1980s. Scraping, skimming and repainting a ceiling is one of my steadier jobs here.

Sunrise Lakes Phase 4, Inc 2, is 23 buildings with a main clubhouse pool, five satellite pools and a nine-hole course, managed by Sunrise Management; the Phase 4 Recreation District is a public special district with its own budget and rules, and Phase 3 has a separate recreation association. Phase 1 posts its declaration, by-laws and rules online. For a kitchen, a bathroom or a popcorn ceiling in one of them, I bring the certificate of insurance the board wants, book the elevator, and keep to the hours.

Springtree, the city's 67-acre par-62 course at 8150 Springtree Drive, opened in 1972, was remodeled in 2010, and sits just north of West Oakland Park Boulevard and west of University Drive, with houses of the same age around it. Welleby has its own park with a splash pad and subdivisions like Welleby Springs and Welleby Isles; listings put Winding Lake at Welleby at 1983. The west end around Sawgrass took shape after the 612-acre corporate park in 1987 and the mall in 1990. A brokerage guide describes the gradient simply: 1960s and 70s houses and low-rise condos near State Road 7, 1970s and 80s houses around Welleby, 1990s gated communities west of Flamingo. The city describes itself as a low, flat area surrounded by canals and lakes, with heavy rain from hurricanes and tropical storms the biggest flood risk, and says it has not yet had a major flood event. About 10 percent of the land is in a Special Flood Hazard Area and 90 percent in zones C or X. Map determination letters come from Public Works at 954-572-2490, and the city's GIS carries the 2024 FEMA layer.

The city's Owner-Occupied Residential Rehabilitation Program, funded by CDBG and SHIP, is a deferred second mortgage at zero percent over 5, 10 or 15 years for low- and moderate-income owners who are current on mortgage, HOA fees and taxes and carry homeowner's and flood insurance; FY2026 income limits run from $71,000 for one person to $133,850 for eight, and the city says cosmetic interior or exterior remodeling is not eligible. The application period was closed when I last checked.
