Finished guest bathroom with a tub-to-shower conversion, pale grey subway tile, a built-in niche, brushed nickel fixtures and a frameless glass door (a rendering of the finished look, not a job photo)

Bathroom remodel in Sunrise, condos too.

A third of Sunrise's homes were built in the 1970s and a third sit in buildings of 20 units or more. I remodel those bathrooms at a written fixed price, from fifteen minutes away.

Everything we do in SunriseEverything we do in Broward CountyWhat it costs: Bathroom Remodel Cost Guide

The oldest housing west of the Turnpike

Sunrise started in 1961 as Sunrise Golf Village, grew hard in the 1970s as Broward pushed west, and its median home dates to 1983 (Census ACS 2024).

A third of the city's housing went up in the 1970s and another 28 percent in the 1980s. About a third of all units are in buildings of 20 or more, and a big share of those are the Sunrise Lakes phases: 55-plus condominiums from 1971 onward, with Phase 2 alone holding 900 homes in 25 buildings. So a Sunrise bathroom for me is usually one of two things: a 1970s or 80s single-family hall bath around Welleby or Sunrise Golf Village, or a condo bath in Sunrise Lakes with an association, an elevator and a building full of neighbors.

  • 1983 to June 1988 houses: the city's own utility flags copper pipe joined with lead solder from that period, and runs a testing program with bill credits. I'll point you to it before we touch the supply lines.
  • Sunrise Lakes: four phases, independent associations and budgets, 3-to-4-story buildings with elevators. The association's rules on insurance, elevators and hours go on the schedule.
  • No mobile homes anywhere in the city, by the city's own count, and no septic areas found in city sources.
  • Welleby and the west: 1980s single-family and 1990s gated communities west of Flamingo, newer and usually simpler.

Two water plants, two kinds of water

East Sunrise gets lime-softened water from the Springtree plant; west Sunrise gets membrane-softened water from the Sawgrass plant.

Look up your plant on the city's service-area map, or ask me: it decides how much scale you'll see on frameless glass. Springtree water also recorded a color exceedance in spring 2025, which is why some east-side homeowners notice tint in a white tub. Neither is a problem for a remodel; both are worth knowing when you pick fixtures.

Condo baths in Sunrise Lakes

A Sunrise Lakes bathroom is a small room with a big list: the association's approval, a certificate of insurance, an elevator booked for the tile delivery, work hours that respect the neighbors, and a water shut-off that affects the whole riser. I've built that into the schedule before and I do it again every time. For a 55-plus owner, the job is almost always a tub-to-shower conversion with grab bars in real blocking and a bench, and the accessible bathroom page covers exactly that.

Flood zones, briefly

About 10 percent of Sunrise lies in a Special Flood Hazard Area and 90 percent in zones C or X; the city holds a CRS class 7, worth 15 percent off flood insurance inside the hazard area.

If you're doing more than the bathroom, a determination letter from Public Works at 954-572-2490 is cheap insurance.

Help with the cost, for some households

The city's Owner-Occupied Residential Rehabilitation Program, funded by CDBG and SHIP, offers a deferred zero-interest loan for health and safety repairs to income-eligible owner-occupants who are current on their mortgage, HOA dues and taxes. The city is explicit that cosmetic remodeling isn't eligible. If a safety-driven bathroom fits, I'll write the itemized quote the application needs.

Sunrise questions

Something else on your mind? Call or text (954) 242-5924.

How much does a bathroom remodel cost in Sunrise?

A tiled tub-to-shower conversion, the most common Sunrise Lakes job, is $6,500 to $11,000. A full remodel of a 1970s hall bath is $14,000 to $28,000. A primary suite with a new layout is $28,000 to $55,000 or more. Every quote is free, written and itemized.

Do you handle permits?

Yes, we can help with permits. Ask us about your job when we come to look.

I'm in Sunrise Lakes. What do you need from the association?

Approval of the scope, the insurance certificate requirements, elevator booking rules and work hours. Send me the documents or the manager's name and I'll handle it. The water shut-off for the plumber's hours gets coordinated with the building too.

My house was built in 1985. Should I worry about the plumbing?

The city's utility flags 1983 to mid-1988 as the lead-solder era for copper lines and runs a free testing program. It doesn't stop a remodel; it's a reason to let the plumber look at the supply lines while the wall is open.

Why does my tub look tinted?

If you're east of University Drive you're likely on Springtree water, which is lime-softened and had a color exceedance in spring 2025. It's cosmetic. A new white porcelain tub or a tiled shower shows it less than old cultured marble.

How far are you from Sunrise?

About 15 minutes from my house in Plantation to City Hall. Sunrise is one of my closest cities, so the estimate visit is easy to book.
