What we do in Coral Springs.

Bathrooms first.

Chartered 1963, built out by 1999

Coral Springs was chartered on July 10, 1963, on 3,860 acres that had been a green bean farm and cattle field, by founders who wanted homes on ample lots and public buildings in a brick colonial style, with a strict code to keep it that way; Westinghouse bought the developer, Coral Ridge Properties, in 1966. The Census counts 47,327 housing units: 53 percent detached single-family houses and 9 percent townhouses, 60 percent owner-occupied, three people to a household, and a median owner-occupied value of $545,400 (ACS 2024). By decade it's 20 percent from the 1970s, 21 percent from the 1990s, 19 percent from the 2000s, and only about 2 percent since 2010. The city is finished; what's left is keeping it up.

  • Bathrooms first: the hall bath and the primary bath in a house from those decades, at a written fixed price from $6,500.
  • Kitchens from the 1990s and 2000s are usually sound and dated in finish, which means cabinets, counters and a tile backsplash rather than a new layout.
  • Popcorn ceilings in the 1970s and 80s houses get a test before anyone scrapes.

Subdivisions, HOAs and the city's own design review

Coral Springs reviews exterior design itself, through a city Architectural Review Committee that sits apart from any homeowners association; local news showed it asking for changes to a proposed gym on the former Heron Bay golf course. That course, about 223 acres, was bought by the North Springs Improvement District in 2019 for $32 million, with about 150 acres kept for stormwater and green space; Parkland bought roughly 65 acres in 2022, and about 30 percent of that land sits in Coral Springs. Heron Bay's master association has since agreed to a term sheet with Parkland for a new 30-year restrictive covenant on the land. Eagle Trace is a 24-hour guard-gated golf community with optional club membership and fees that differ by sub-section; Wyndham Lakes is several sub-communities with separate HOAs, some gated; Maplewood's houses date to roughly 1977 to 1986 and its townhouses on Atlantic Boulevard to 1981, and Ramblewood to the mid-1970s, all per listing sites rather than the city.

  • I haven't found a Coral Springs HOA that publishes rules for interior work, so before a kitchen or a door swap in a gated section I ask your management company what they need from me and get it in writing.
  • Big condo buildings are rare here; the gate pass, not the service elevator, is the usual logistics.
  • Guard gates: I send the crew's names and plates the day before so nobody waits at the gate.

Inland flood maps, and eighteen wells

Coral Springs is inland, with no ocean or Intracoastal frontage, and the city's flood page sends you to the Engineering Department or Broward County's map, with a Flood Information Request Form, to learn whether a lot is in a Special Flood Hazard Area; new FEMA maps took effect July 31, 2024, and the county publishes a viewer comparing new and old. The city's water is groundwater from 18 production wells drilled as deep as 145 feet into the Biscayne Aquifer, lime-softened to remove iron and hardness, then filtered, disinfected and fluoridated. North Springs Improvement District, which serves the north of the city and Parkland, added reverse osmosis to its membrane plant in 2023 and delivered 1.6 billion gallons in 2025. Which utility a house is on depends on the address, and it's who the plumber calls about the meter and the shut-off.

  • The state's condo milestone law, for buildings three stories and up at 30 years, reaches few properties in a city of one- and two-story subdivisions.
  • Exterior doors carry Miami-Dade approvals here, because Broward is inside the High Velocity Hurricane Zone.

A family city, and a loan that forgives itself

Only 13 percent of Coral Springs residents are 65 or older, the median household earns $93,602 and four in ten adults hold a bachelor's degree.

For eligible lower-income owner-occupants, the city's Owner-Occupied Home Repair Program, funded by CDBG and SHIP, is a fifteen-year deferrable loan forgiven at 6.7 percent a year, and its barrier-free track covers bathroom and kitchen retrofits and mobility work. I'll write the itemized quote the application needs.

Coral Springs questions

Something else on your mind? Call or text (954) 242-5924.

Do you handle kitchens and small repairs in Coral Springs, or just baths?

Both. Bathrooms are the main work at a fixed price from $6,500.

Do you handle permits?

Yes, we can help with permits. Ask us about your job when we come to look.

Which water utility am I on?

It depends on the address. The city's own plant (954-345-2160) serves most of Coral Springs, with North Springs Improvement District (954-752-0400), Coral Springs Improvement District (954-753-0380) and Royal Waterworks serving other parts. It matters when the plumber needs the meter shut off.

Can I split a kitchen into small jobs to stay under $7,500?

No.

My 1980s ceiling is popcorn. Can you remove it?

After a test, yes. Then it's scrape, skim, a smooth or knockdown finish to match the rest of the house, and paint, with any drywall patching done in the same job. Empty the room and it goes faster.

I'm behind the Eagle Trace gate. How does that work?

I send the crew's names and plates to the gate the day before, and I ask your management company in writing what else they need, since no Coral Springs association I've found publishes rules for interior work. The schedule on your quote already allows for it.
