What we do in Coral Springs.

The conversion I build everywhere, in a planned city of one-story houses on four different waters.

Everything we do in Coral SpringsEverything we do in Broward CountyWhat it costs: Tub-to-Shower Conversion Cost in South Florida

The 1980s alcove, 35 to 45 years on

Almost a third of Coral Springs housing was built in the 1980s and 73 percent between 1970 and 1999 (Census ACS 2024), and 53 percent of it is single-family detached: one story, hip roof, on a slab.

The tub alcove in that house is a 60-inch fiberglass unit or 4-by-4 tile on drywall, a drain at one end, no blocking, and a surround that was closed in before the current owner moved in. The conversion is the first time anyone sees behind it. Tub out, alcove to the studs, the drain line checked in the slab, then a mortar pan sloped to the drain, a low curb, cement board, membrane, and a flood test before the first tile.

  • Maplewood, roughly 1977 to 1986, and Ramblewood, 1970s, are the oldest alcoves; Eagle Trace, Wyndham Lakes and Heron Bay run from the late 1980s to about 2001.
  • Coral Springs households are the largest in the northern half of my area, with a quarter of residents under 18, so I usually convert the primary tub and keep the hall tub for the kids.
  • The slab decides the threshold: a 2-inch curb is standard, curbless is a linear drain or a recess.

Four waters in one city

Which utility serves your street decides how the new glass behaves.

The city's own plant draws from 18 Biscayne Aquifer wells as deep as 145 feet and runs conventional lime softening, which removes iron and hardness without the report giving a number. North Springs Improvement District, in the north of the city, draws from both the Biscayne and Floridan aquifers and added reverse osmosis to its nanofiltration plant in 2023, which makes some of the softest water around. Coral Springs Improvement District and Royal Waterworks serve other addresses. I ask for your water bill at the first visit and pick the glass treatment and the trim finish to match.

  • City water plant 954-345-2160; NSID 954-752-0400; CSID 954-753-0380. Which one answers is which water you have.
  • Porcelain needs no sealing on any of them; a squeegee and a ducted fan keep lime-softened glass clear.

Gates, HOAs and the city's design review

Coral Springs runs its own Architectural Review Committee, but it reviews exteriors; the strict aesthetic code the founders wanted never sees a tiled shower.

The HOAs matter for access instead: Eagle Trace is guard-gated around the clock, Heron Bay spans 34 neighborhoods under a master association, and Wyndham Lakes splits into several sub-HOAs with gated sections. None of them publishes interior rules, so I bring the one-page scope and the crew's names to whoever runs the gate.

  • Only 13 percent of residents are 65 or over, so most Coral Springs conversions are for convenience, not mobility. The blocking goes in the wall regardless.

Coral Springs conversion questions

Something else on your mind? Call or text (954) 242-5924.

How much is a tub to shower conversion in Coral Springs?

$6,500 to $11,000 for a tiled walk-in with a bench, a niche, a new valve and glass, in the alcove where the 1980s tub was.

Do you handle permits?

Yes, we can help with permits. Ask us about your job when we come to look.

I'm on North Springs water. Does that change the shower?

It makes it easier. NSID added reverse osmosis to its nanofiltration plant in 2023, so the water is very soft and frameless glass stays clear with a squeegee. On city water, which is lime-softened, I lean toward a hinged door and a wipe-down habit. Either way, porcelain tile and a ducted fan.

Will the HOA or the city's design committee need to approve it?

The city's Architectural Review Committee reviews exteriors, not showers. Your HOA controls the gate and the hours, and I send a one-page scope with crew names before we start. None of the big communities publishes interior rules, so bring yours to the first visit.

We have two kids. Which tub should go?

The one in the primary bath. Convert it to a walk-in with a bench and keep the hall tub for the kids, tiled to the ceiling with a glass panel instead of a curtain. One tub in the house keeps resale simple and gives you a shower you actually use.
