Cities we work in across Broward
Plantation is home. The eight cities around it are where most of my finished bathrooms are, and the rest of the county is inside the same drive.
Flood maps, hurricane windows and the water in the pipes
FEMA's new flood maps for Broward County took effect July 31, 2024, and they matter for a bathroom in two ways.
Fort Lauderdale counts that 50 percent over a rolling two years. How much of a city sits in a flood zone varies a lot: over 32 percent of the buildings in Pompano Beach, about 10 percent of the land in Plantation and in Sunrise, and in Fort Lauderdale a majority of residents live in or near one. The county's map viewer at broward.org settles it for your address.
The details
Broward is also inside the Florida Building Code's High-Velocity Hurricane Zone, with Miami-Dade. The licensed trade I bring in handles that paperwork.
Most cities draw Biscayne Aquifer well water, treated differently depending on the plant, and a few utilities, Davie's among them, draw from the deeper Floridan Aquifer. Plantation, Weston and the west side of Sunrise get membrane-softened water; Fort Lauderdale's Fiveash plant and Sunrise's Springtree plant use lime softening; Pompano Beach says its water runs 1 to 2 grains of hardness. Davie is a patchwork of six utilities and private wells. Softer water is kinder to glass doors and fixtures, which is a small reason to keep a budget line for a good squeegee rather than a water softener.
HOAs, 55-plus villages and high-rise condos in Broward
Broward has all three patterns and the city page tells you which one you are in.
The west is HOA country: Weston says most of its homes sit inside a private development governed by an HOA, and its 2026 registration list runs to about 119 associations. The coast is condo country: 30.1 percent of Fort Lauderdale's housing units are in buildings of 50 or more units, and Pompano Beach has 45.9 percent of its units in buildings of 20 or more. In between are the big 55-plus villages built in the 1970s and 1980s.
- Century Village in Pembroke Pines: over 7,000 condo units, 55-plus, with alteration rules set by each building's declaration
- Sunrise Lakes Phase 2: 900 units in 25 buildings, 55-plus, established 1974
- Lauderdale West in Plantation: 1,000-plus single-story homes and villas, 55-plus, with Board approval required for interior modifications
- Leisureville in Pompano Beach: 928 residences, 55-plus, built 1968 to 1970
The details
For an HOA home, an interior bathroom usually needs nothing from the association unless a window or exterior door changes. Individual towers add their own rules on top; one Galt Ocean Mile building limits work to 8:30 to 5 on weekdays, requires the service elevator and bans opening any wall or floor without written permission.

Broward County questions
Something else on your mind? Call or text (954) 242-5924.
Do you handle permits?
Yes, we can help with permits. Ask us about your job when we come to look.
Does the flood map change my remodel?
Usually not for a bathroom inside the same footprint. A full bathroom is well under that for almost every house.
What is different about a condo bathroom in Broward?
Add the building's own insurance certificate, elevator booking and work-hour rules. I put all of it on the schedule before day one.
