Old flood maps, strong hurricane rules

Two county-wide facts shape a Miami-Dade bathroom more than anything a city adds.

First, the FEMA flood maps in effect across the county date from September 11, 2009, older than Broward's 2024 maps and Palm Beach's, so a flood-zone lookup here uses the county's interactive map tool rather than a recent remap. The county's own CRS rating improved from Class 5 to Class 3 in 2024, which means a 35 percent flood insurance discount for policies in the unincorporated area renewed on or after April 1, 2024; cities carry their own ratings. Flood insurance takes 30 days to start, so if the remodel is part of a bigger plan, buy it early.

The details

Second, Miami-Dade is the home of the High-Velocity Hurricane Zone. Every window and exterior door product used here needs an approval rated for the High Velocity Hurricane Zone: a Miami-Dade Notice of Acceptance from the county's Product Control section, or a Florida Product Approval with HVHZ use. I price the window separately and the licensed trade handles the NOA documents.

Condo towers and older buildings in the north end

The north end of Miami-Dade is where the coast turns into towers.

That letter, the building's certificate-of-insurance form and the freight-elevator booking are the first three things I ask about on a condo call here.

  • 40-year recertification forms posted by Miami Lakes for electrical and structural reports
  • Miami-Dade Water and Sewer serves more than 400,000 retail customers directly and the rest through the cities' own utilities, so who answers the water shut-off call depends on the city
The details

The older buildings carry one more county habit. Miami Lakes posts separate 40-year recertification forms for electrical and structural reports. If your building is in a recertification year, the association's attention and budget are on the structure, and a unit remodel sometimes waits. I would rather tell you that on the first call than discover it with a demolished bathroom.

Flood and storm rules

  • County FEMA maps effective September 11, 2009
  • County CRS Class 3, 35 percent discount in the unincorporated area since April 2024
  • High-Velocity Hurricane Zone: windows and doors need an HVHZ-rated approval (Miami-Dade NOA or Florida Product Approval with HVHZ use)
  • Flood insurance starts 30 days after purchase
  • Flood-zone confirmation line 305-372-6466

Condo and older-building patterns

  • Verify with the city before assuming condo work is exempt
  • 40-year recertification reports, electrical and structural (Miami Lakes forms)
  • After Hurricane Andrew in 1992, thousands of south Miami-Dade residents moved north to Pembroke Pines, so the two counties share a lot of families and a lot of history

Miami-Dade questions

Something else on your mind? Call or text (954) 242-5924.

How far south in Miami-Dade will you go?

For a full bathroom, a tub-to-shower conversion or a walk-in shower: Aventura, Sunny Isles Beach, Golden Beach, North Miami Beach, North Miami, Miami Gardens, Miami Lakes and Hialeah. South of there it depends on the job. For single handyman items I stay in Broward.

Do you handle permits?

Yes, we can help with permits. Ask us about your job when we come to look.

Are the hurricane rules different from Broward?

No, they are the same zone. Miami-Dade and Broward make up the High-Velocity Hurricane Zone, so a replacement bathroom window in Aventura needs the same HVHZ-rated approval as one in Plantation, a Miami-Dade Notice of Acceptance or a Florida Product Approval with HVHZ use. Palm Beach is the county where that changes.
