Cities we work in across south Palm Beach

Boca Raton is the city I know best outside Broward, and the only one past the county line where I have finished jobs. Highland Beach, Delray Beach and Boynton Beach are the same road north, with Boynton at the edge of my 30-mile ring.

Outside the hurricane zone, inside the flood zone

Palm Beach is the one county on this site outside the Florida Building Code's High-Velocity Hurricane Zone, which is Miami-Dade and Broward only.

A replacement bathroom window in Boca Raton needs an approval meeting the local wind and design requirements, a standard Florida Product Approval for the wind-borne debris region or a qualifying Miami-Dade Notice of Acceptance, which widens the choice of windows and sometimes lowers the price.

  • Windows and doors: Florida Product Approval for the local wind requirements, or a qualifying Miami-Dade NOA
  • Boca Raton: new FEMA maps effective December 20, 2024, address lookup on the city site
  • CRS discounts from 0 to 25 percent depending on the city
  • Boca Raton condo and co-op buildings 3 stories or 50 feet and taller: city recertification at 30 years, or 25 years within 3 miles of the coast, $500 per application
The details

Flood is the other direction. Boca Raton says a large portion of the city lies in the special flood hazard area, and FEMA adopted new maps for the city on December 20, 2024. Flood insurance discounts under the CRS program vary by city more than in Broward: on the county's April 2024 table, unincorporated Palm Beach and Boynton Beach were Class 5 for 25 percent, Delray Beach Class 6 for 20 percent, Boca Raton Class 7 for 15 percent, and Highland Beach Class 10 for no discount. Boca has since announced an increase to 25 percent for policies renewing from October 2025. None of that changes the plumbing in a bathroom, but it does change whether the city asks for an elevation certificate when the job touches the structure.

Country-club villages, 1970s and 80s houses, and water you can feel

Boca Raton's housing is the research I can stand behind, and it describes the south county well.

More than half the city's homes, 53.1 percent, were built in the 1970s and 1980s, the country-club build-out years, so an original bathroom here is typically 35 to 50 years old. A third of all units, 34.1 percent, are in buildings of 20 or more units. Owner occupancy is 65.7 percent and one in four residents is 65 or older, which makes curbless showers and grab bars set in real blocking a common ask here.

  • Boca Raton: 53.1 percent of homes built in the 1970s and 1980s, 34.1 percent of units in 20-plus unit buildings
  • Boca Raton: 65.7 percent owner-occupied, median home value $722,700, 24.6 percent of residents 65 and over
  • Old Floresta: 1920s Mizner-era houses, the city's first historic district since 1990
The details

The communities set the rhythm. Boca West is about 3,400 residences across its villages, member-owned since 1991, with a mandatory membership on most purchases. Royal Palm Yacht and Country Club has 749 homesites and a separate homeowners association with dues of $4,150 a year. Century Village Boca Raton is a 1979 gated 55-plus condo community of three- and four-story elevator buildings. Each has its own approval path for a contractor coming through the gate, and I get on it before the start date is set.

One small Palm Beach difference you notice in the shower: Boca Raton publishes its water hardness at 3.8 to 4.7 grains per gallon, softened by membranes and lime at the Glades Road plant, with chloramine and no added fluoride. Palm Beach County Water Utilities, which serves the central and south-central unincorporated areas and the western communities for about 641,000 residents, uses membrane softening and reverse osmosis. Soft to moderate water, so glass doors and chrome stay clean with a squeegee.

Palm Beach County questions

Something else on your mind? Call or text (954) 242-5924.

How far north in Palm Beach County do you work?

Boynton Beach is the edge of my 30-mile ring for a full bathroom, tub-to-shower conversion or walk-in shower. Boca Raton, Highland Beach and Delray Beach are comfortably inside it. North of Boynton, or for single handyman items, I usually say no and tell you so on the first call.

Do you handle permits?

Yes, we can help with permits. Ask us about your job when we come to look.

Will my country club let your crew in?

Yes, with the paperwork. Boca West, Royal Palm and the gated communities each have a contractor entry process, usually an insurance certificate and a vehicle list. I am fully insured and I send it before the first day, so the gate is not what delays the job.

Do you do accessible bathrooms for the 55-plus communities?

Yes, and in a county where one in four residents is 65 or older they come up often. Curbless or low-threshold showers, grab bars set in real blocking, a bench and a hand-held, at the same $6,500 to $11,000 as any walk-in shower.
