Bathroom remodel in Pembroke Pines, FL.
More than a third of Pembroke Pines was built in the 1990s, and one in five residents is over 65. I remodel those bathrooms at a written fixed price, about 25 minutes from my door.

A city built in a hurry
Pembroke Pines doubled between 1990 and 2000, largely because thousands of families moved north after Hurricane Andrew in 1992.
The median home dates to 1992 and 36 percent of all housing was built in the 1990s (Census ACS 2024). West of I-75, the subdivisions are almost all post-Andrew. So the Pembroke Pines bathroom I open most is a 1990s builder bath in a two-story stucco house: a fiberglass tub-shower unit or a cultured-marble garden tub, a vanity with a cultured-marble top, oak cabinets and a builder's light bar. Fast construction then means a good remodel now, because the bones are sound and the finishes are simply done.
- Fiberglass tub-shower units: they come out in pieces and go back as a tiled walk-in. The most common Pembroke Pines job.
- Century Village: more than 7,000 condo units in a 55-plus community, four-story buildings from the 1980s, with a Declaration that governs how alterations happen and what insurance the association and the owner carry.
- The eastern districts: the original 1960 square mile and the 1970s annexations have older, smaller baths and, in places, septic. The city's own program has been connecting those parcels to sewer, with a county-run phase still underway.
- West Pines: SilverLakes (5,186 homes from 1991 to 1998), Chapel Trail, Pembroke Falls and Towngate, each with a master association.
Century Village, and the aging-in-place bath
One in five Pembroke Pines residents is 65 or older, the highest share of any city I work in, and Century Village is a large part of why.
The job there is nearly always the same: the tub out, a zero or low threshold in, grab bars set into real blocking, a bench, a hand-held shower on a slide bar and a comfort-height toilet, done within the association's rules on insurance and hours. The accessible bathroom page has the details and the prices. For an adult child arranging it from out of state, I plan the visit with the parent and the quote with you.
The best flood rating in Broward
Pembroke Pines holds a CRS class 5, the best in the county, worth up to 25 percent off flood insurance.
The city still requires an elevation certificate to stay there. Its western edge runs to US 27 and the Everglades, where the city and the South Broward Drainage District are building a seepage pump station to send water back into the conservation area.

City water, soft enough
Pembroke Pines runs its own utility from Biscayne Aquifer wells and softens, filters and chlorinates the water; the lead level is low and the service-line inventory found no lead lines.
Hardness isn't published, but in practice it's kind to frameless glass. Fluoride stopped in June 2025 under state law. For a remodel the useful fact is simpler: your shut-off is at your meter, and utilities customer service is 954-518-9000 if the valve is seized.
Help with the cost, for some households
The city's Minor Home Repair Program covers health and safety improvements and code violations for income-qualified owner-occupants, but as of this writing it isn't accepting applications.
The county's Barrier-Free program funds bathroom retrofits and doorway widening for qualifying households. If either might fit, I'll write the itemized quote the application needs.

“We’ve used Brad twice. Once to remodel both of our bathrooms, and a second time to do some general outdoor repairs. His price is extraordinarily fair, quite honestly he should probably raise it a little bit. And his work is even better. On top of that, he’s a very nice fella to work with. I highly, highly recommend you hire him for anything that needs to be done around your house. If I could give six stars, I would. Matt Haas”

Pembroke Pines questions
Something else on your mind? Call or text (954) 242-5924.
How much does a bathroom remodel cost in Pembroke Pines?
Swapping a 1990s fiberglass tub unit for a tiled walk-in with glass runs $6,500 to $11,000. A full remodel of a builder bath is $14,000 to $28,000, and a primary suite with a new layout $28,000 to $55,000 or more.
Do you handle permits?
Yes, we can help with permits. Ask us about your job when we come to look.
Can you work in Century Village?
Yes. The Declaration governs how alterations happen and what insurance is carried, so I send the certificate the association asks for, keep to its hours, and coordinate the water shut-off with the building. The job there is almost always an accessible conversion.
We're in an older east-side house. Are we on septic?
Maybe. The city has been connecting its project phases to sewer and a county-managed phase is still underway. If you're still on septic, the plumber locates the drain field before we move any drain, and we don't add fixtures the system wasn't sized for.
How far are you from Chapel Trail or SilverLakes?
City Hall is about 25 minutes from my house in Plantation; the far-west communities past I-75 add a few minutes. The estimate visit is free anywhere in the city.
