Bathroom remodeling in Fort Lauderdale.

Half the city's homes were built before 1975 and a third of its units are in big condo buildings. I remodel bathrooms in both, at a written fixed price, from fifteen minutes west.

Two kinds of Fort Lauderdale bathroom

Fort Lauderdale's median home dates to 1973, and about 63 percent of its housing was built before 1980 (Census ACS 2024).

That gives me two very different jobs. East of Federal Highway, in Victoria Park, Rio Vista, Colee Hammock and the Las Olas Isles, it's a 1920s to 1960s house with a small bathroom, plaster or block walls, and plumbing that's been patched more than once. Along the Galt Ocean Mile and the Intracoastal, it's a 1960s or 1970s condo where the building, not just the city, has rules about how I work.

  • Thirty percent of all Fort Lauderdale units are in buildings of 50 or more (ACS 2024), the highest share of any city I work in.
  • Older east-side houses: the plumber scopes the drain line before we commit to a layout. A cast-iron line that's failing changes the quote, and it's better to know on day one.
  • Canal-front isles: the house may be low; see the flood section below before planning anything bigger than a bathroom.
  • Historic districts (Sailboat Bend, Himmarshee, Stranahan House area): exterior changes need a Certificate of Appropriateness. Interior bathroom work doesn't, but a window swap does.

Condo baths on the Galt Mile

Every building writes its own rules and I follow them to the letter, because the manager can stop a job cold.

Two published examples: Coral Ridge Towers requires anyone working in the building to supply license and insurance certificates naming the association, remove their own trash, sign in at the receiving room, and work only 8:30 to 5, Monday through Saturday. The Regency Tower allows workers 8:30 to 5 on weekdays only, no noise before 9, no weekend work, and nobody enters a wall, ceiling or floor without written permission and the superintendent's supervision.

  • Certificate of insurance naming the association: sent before the first day.
  • Service elevator and loading dock reserved in advance; floor mats and wall protection on move-in days.
  • Water shut-off coordinated with the building for the plumber's hours, with notice to the neighbors below.

Flood zones and the 50 percent rule

A majority of Fort Lauderdale residents live in or close to a Special Flood Hazard Area, and the 2024 FEMA maps added more.

A bathroom plus a kitchen plus a roof in the same two years can cross it, and then the whole house has to meet flood code. If you're planning in stages, tell me and I'll help you sequence it.

Two water chemistries in one city

Fort Lauderdale runs two plants: Fiveash, which lime-softens, and Peele-Dixie, which uses nanofiltration membranes.

Depending on where you live, your water is noticeably harder or softer, which decides how much scale you'll fight on frameless glass. I'll tell you which you have, and a squeegee on the wall solves most of it either way. The city also publishes a lead service line inventory; if your house is pre-1986, it's worth a look before we touch the supply lines.

Help with the cost, for some households

The city's Housing Rehabilitation Program offers up to $85,000 for plumbing, electrical and accessibility improvements to income-eligible owner-occupants as a deferred, interest-free loan, with applications through Neighborly Software. If that might be you, ask, and I'll give you an itemized quote you can submit.

“WOW. I don’t think one Google review is enough to describe Brad. I met Brad through another contractor. Early in my pregnancy, the nesting got real and I decided I needed to remodel a bathroom and bedroom. Brad was able to come quickly and got the job done right. Then I had some issues with flooring and while I attempted to get quotes elsewhere, I knew there was no one else I would trust to get it right the first time. When Brad accepts a job, he never makes me feel like he’s “too busy” for me or that he has other clients that are too important. He is focused and efficient and clean.”

Lauderdale questions

Something else on your mind? Call or text (954) 242-5924.

How much does a bathroom remodel cost in Fort Lauderdale?

The same ranges as everywhere I work: $6,500 to $11,000 for a tiled tub-to-shower conversion, $14,000 to $28,000 for a full remodel, $28,000 to $55,000 or more for a primary suite with a new layout. Condo jobs sometimes run a little higher for the building's logistics, and that's on the quote, not a surprise.

Can you work in my condo on the Galt Mile?

Yes. I send the certificate of insurance naming the association, reserve the service elevator, keep to the building's hours, and coordinate the water shut-off with the manager. The two buildings whose rules are published allow weekday work 8:30 to 5; most others are similar.

Do you handle permits?

Yes, we can help with permits. Ask us about your job when we come to look.

My house is on an isle in a flood zone. Does that change a bathroom remodel?

The math matters most if you're doing other work within two years: the city adds it all up against 50 percent of the building's value, and over that line the whole house has to meet current flood code. I'll tell you where you stand.

Why is my shower glass so spotty?

Probably Fiveash water, which is lime-softened and harder than the nanofiltered water from the Peele-Dixie plant. A squeegee after each shower and a monthly vinegar wipe keep frameless glass clear.

How far are you from Victoria Park or Coral Ridge?

Victoria Park and Rio Vista are about 14 minutes from my house in Plantation; the Las Olas Isles about 16; Coral Ridge about 20. The estimate visit is free either way.
